The works include the conversion of a listed grade 2 property previously used as offices back to a single residential accommodation. The project included the careful repair of elements of the building whilst rebuilding other parts and incorporating a high level of finishes. A new passenger lift was included in a small rear extension and the roof spaces were reconfigured to create a roof terrace.

The works were initially procured as a single stage competitive tender following the preparation of Bills of Quantities for all works. The original contractor went into Receivership and it was necessary for us to organise some immediate emergency works to stabilise certain parts of the building. The Receivership of the original contractor occurred during groundworks and prior to the installation of any of the new services. The contract for the completion of the works was tendered on a two stage tender process as all suitable contractors were not prepared to enter into a contract on a fixed price basis despite the presence of the Bills of Quantities.

Works are due for completion in March 2018.
